Home maintenance is easier when you stop treating it as one giant weekend project. Most of it is simply noticing small problems before they become larger ones.

Monthly habits

Look for changes. Check under sinks, around toilets and appliances, HVAC filters, frequently used doors, garage doors, and other moisture-prone areas. You aren't performing a formal inspection. You're noticing what changed.

Seasonal maintenance

Weather creates different priorities through the year. Use the spring, summer, fall, and winter checklists.

Water deserves attention

Many expensive home problems begin with water where it doesn't belong. Periodically look around sinks, toilets, the water heater, washing machine, dishwasher, refrigerator water connection, windows, and ceilings.

HVAC

Follow your equipment manufacturer's recommendations. Basic homeowner responsibilities may include filter checks, keeping equipment areas clear, and keeping outdoor units unobstructed.

Exterior

From the ground, look for changes in roofing, siding, gutters, windows, doors, and drainage.

Safety equipment

Follow manufacturer guidance for testing and replacing batteries or equipment such as smoke alarms, carbon monoxide alarms, and other home safety devices.

Keep records

Maintain a simple record of major repairs, appliance purchases, HVAC service, roof work, plumbing repairs, window replacement, and remodeling. You don't need complicated software. A folder and a few photos can be enough.
