Summer Home Maintenance Checklist

Summer maintenance is mostly about cooling, water, pests, and outdoor wear.

HVAC

Check filters regularly according to your system and household conditions, and keep the outdoor equipment clear. If cooling performance changes, investigate before the hottest part of the season if you can.

Watch for condensation

Check for unusual water around HVAC equipment, duct areas, windows, and plumbing.

Pest activity

Warm weather increases insect activity. Look for ant trails, wasps or other stinging insects, mosquito breeding areas, and new exterior entry points.

Irrigation

Make sure sprinklers aren't repeatedly soaking siding, windows, or foundation areas where they shouldn't.

Exterior

Look for heat-related deterioration in caulk, paint, siding, and exterior seals.

Appliances

If refrigerators or freezers work harder during hot weather, keep accessible ventilation areas clear according to the manufacturer's guidance.
